Repair categories
There are 3 types of repairs that we carry out. These are:
• Reactive Repairs
• Cyclical Repairs
• Major Repairs
Reactive Repairs
These are repairs which are carried out on an ad-hoc basis as the need arises and which cannot be deferred for inclusion in planned maintenance programmes.
Reactive repairs can be reported to the Association by telephone, in person and by email or, in the case of an emergency outwith office hours, direct to the Association’s appointed Reactive Repairs or Gas Maintenance Contractor.
Cyclical Repairs
These are programmed repairs that deal with the gradual deterioration of building components and finishes. The process is largely predictable and is capable of forward planning and is essentially preventative or protective.
Cyclical works are done on a pre-determined short cycle, e.g. annually or every two, five or ten years. These works ensure that the Association meets its legal duties in relation to gas safety and electrical testing and covers the general upkeep of properties through measures such as gutter cleaning and internal and external paintwork.
Major Repairs
These are the replacement or renewal of major building components such as kitchen units, central heating boilers, bathroom suites and windows through:
• Item is obsolete/out of date
• Defects in construction or materials
Similar to Cyclical Repairs, these repairs are done on a pre-determined cycle.
When a repair is reported the need for a pre-inspection will be assessed. If this is not required the repair will be categorised according to its urgency and a job order issued for the required work to be done.
