Tackling damp and mould
At Glen Oaks Housing Association, we are committed to working with you to keep your home safe, warm and free from damp and mould. If left untreated, damp and mould can affect both your home and your health, so it’s important to report any issues to us as soon as possible.
We have recently strengthened our damp and mould service following a ground‑breaking review carried out by our Service Improvement Group (SIG). This tenant‑led review examined how we respond to damp and mould, what tenants need from the service, and how we can improve the way we work.
The SIG’s findings and recommendations have directly shaped service improvements and ensured tenants are actively involved in designing and influencing how we deliver key services.

What We Will Do if You Report Damp or Mould
If you notice damp or mould in your home, please report it to us in the same way you would report any repair.
When you contact us:
- A Property Services Officer will visit within 3 working days to investigate.
- If the issue is caused by a repair problem, we will confirm the work required in writing and arrange the repairs.
- Once repairs are completed, we will re‑inspect your home to make sure the problem has been resolved.
Some damp and mould issues can be complex and may take time to fix. Problems may seem to improve and then return while the underlying cause is being addressed. Allowing access for all required works and follow‑up inspections helps us fully resolve the issue.
If the issue is caused by condensation, we will fix any contributing factors, such as faulty heating systems or extractor fans, and provide advice on how to reduce moisture levels in your home.

If You Need Support
If you are struggling to heat your home or are worried about energy costs, our Welfare Rights team may be able to help.
Support may include:
- fuel vouchers
- advice on managing your energy bills
- signposting to external energy support services, such as HEAT or LEAP, who can provide tailored advice and assistance
- help accessing financial or energy‑related support
